Square One is one of Cyprus's fastest-growing residential developers, with over €150M in sales and 10 active off-plan developments across Limassol. We are expanding into Athens and beyond, and building out a procurement function capable of supporting an institutional-grade platform.

We're looking for a Procurement Officer to take ownership of sourcing, vendor management, and cost negotiation across our active developments, from structural materials to FF&E.

Position Summary

You'll be a core member of the operations team, reporting to senior management and working closely with project managers, architects, and the finance team. You'll own the full procurement cycle for our developments — identifying suppliers locally and internationally, obtaining and analysing quotations, negotiating commercial terms, and ensuring materials arrive on time and on budget.

This role sits at the intersection of cost control, project execution, and supplier strategy, directly impacting development margins and delivery timelines.

Key Responsibilities

• Source and obtain quotations from local Cypriot vendors and foreign factories (Italy, Spain, Turkey, China, UAE, and beyond) across all material categories, structural, MEP, finishes, FF&E
• Build and maintain a vetted supplier database with performance, pricing, and reliability tracked over time
• Prepare detailed comparison analyses (price, quality, lead time, payment terms, warranty, total landed cost) and present clear recommendations to management
• Negotiate pricing, payment terms, credit lines, and delivery schedules with suppliers, pushing for best commercial terms without compromising quality or timing
• Manage the full purchase order cycle: PO issuance, supplier confirmation, delivery tracking, and invoice matching
• Coordinate with project managers and site teams to align procurement schedules with construction programmes
• Manage imports, coordinate with freight forwarders, customs agents, and logistics partners; handle Incoterms, shipping documents, and customs clearance
• Track and report on procurement KPIs: cost savings achieved, supplier on-time delivery, quality rejection rates, payment terms achieved
• Identify cost-saving opportunities through bulk purchasing across developments, framework agreements, and supplier consolidation
• Maintain compliance documentation: CE marking, technical datasheets, certificates of origin, warranties
• Support project budgeting by providing up-to-date material cost benchmarks
• Manage supplier disputes, claims, and quality issues to resolution

Requirements

• 3+ years of procurement experience, ideally in real estate development, construction, or a related industry
• Demonstrated experience sourcing from both local and international vendors
• Strong negotiation skills with a track record of securing favourable commercial terms
• Solid commercial and analytical mindset, comfortable building detailed comparison analyses in Excel
• Working knowledge of import/export processes, Incoterms, and customs procedures
• Understanding of construction materials and FF&E categories
• Excellent written and spoken English; Greek is a strong plus; additional languages (Italian, Mandarin, Turkish) are a significant bonus
• Highly organised, detail-oriented, and able to manage multiple parallel sourcing processes
• Comfortable operating independently in a fast-paced environment
• Based in Limassol or willing to relocate; this is an on-site role

• Experience procuring for residential developments specifically (kitchens, bathrooms, flooring, joinery, lighting, sanitaryware)
• Existing supplier network in key sourcing markets (Italy, Spain, Turkey, China, UAE)
• Familiarity with procurement software or ERP systems
• Background in quantity surveying, construction engineering, or supply chain management
• Experience managing logistics for large-volume imports into Cyprus
