About this role
- Oversee the assigned properties.
- Monitor and work with the local representatives on leasing, and/or other issues arising from asset management.
- Track portfolio performance; analyze portfolio risk profile and returns.
- Identify critical issues related to assets under management and to find appropriate solutions to resolve them.
- Oversee the assets’ performance by identifying and evaluating new add-on opportunities, managing partner/shareholder relationships and reviewing tenancy mix, setting effective marketing plans and controlling operating expenses to maximize asset profitability.
- Oversee the Property Managers/Leasing Agents and evaluate their initiatives and performance.
- Prepare and review annual property business plans and sell/hold strategies foreach assets.
- Prepare monthly, quarterly and annual reports (or any ad-hoc reports if required)covering financial performance, operations, leasing and/or sales status, marketing and AEI (if any).
- Prepare annual budgets and business plans and review asset performances against budgets and underwritings.
- Assist in evaluating investment opportunities, including feasibility study, financial modelling / analysis, and preparation of investment memo and marketing materials.
- Assist in conducting market research on new investment sectors/markets and write relevant reports.
Requirements
- Minimum Degree in Finance, Real Estate or related field
- 3 years working experience in investment or asset management for reputable real estate fund management company.
- Ability to work independently and as part of a team in a dynamic business environment
- Able to multi task and work independently under minimum supervision
- Good communication, interpersonal and management skills with ability to build close working relationships with stakeholders
- Highly proficient in both written and spoken English, Chinese
- Strong modelling and PPT skills
- Financial or real estate related title or certificate is preferred
