Designer II (Land Development)

At EPS Group, great design transforms spaces into thriving community hubs. We are looking for a driven, detail-oriented Designer II to join our Land Development team, focusing on high-impact commercial projects.

In this role, you’ll collaborate closely with our design team to bring complex commercial site designs from concept through construction. Primary Areas of Focus

• Site Design (include utilities and drainage)
• Drafting
• Internal addressing QA/QC comments

Core Responsibilities

• Identify significant site constraints.
• Site utility layouts for sanitary sewer, water, and storm sewer systems.
• Read maps, surveys, and plans to note land grading, nearby structures, and other factors affecting utility and underground retention systems placement and conflicts.
• Perform basic site grading with Civil3D to determine finished floor or pad elevations and propose site grading.
• Generate earthwork models and utilize Civil 3D tools to perform quantity calculations and identify deep cut and/or fill areas.
• Prepare basic exhibits.
• Generate internal redlines on design-specific comments and perform QA/QC on redlines for plan sets and reports.
• Format base files from external project team members for land development projects.
• Responsible for completing timecards accurately and on time.
• Coordinate with external team members and subconsultants on complicated design elements.
• Perform other duties assigned by the Project Manager.
• Achieve an 85-90% Billable Utilization Non-billable activities include company & team meetings, professional development, community involvement, innovation time, culture & engagement activities, learning, and training.

Preferred Skills and Experience

• High School Diploma or GED
• Associate degree in Construction Management, Computer Aided Drafting/Design, or a similar field ideal.
• Minimum of 3 - 7 years of experience using Civil 30 or Land Development Desktop to design and prepare construction drawings for Land Development projects.
• Expert in Civil 3D, Microsoft Office, and Bluebeam.
• Familiar with commercial land development projects to include small to large master planned communities.
• Familiar with submittal processes for cities and other municipalities.
• Attention to detail, excellent communication, and multi-tasking skills.
• Proficient understanding of municipal codes or being able to interpret them.
• Diversified experience within various stages/design elements of a project is a plus.
• Valid driver's license and automobile insurance.

Physical Requirements

• Required to stand, walk, and sit.
• The position may require a visit to project sites
• The position requires a normal range of hearing.
• The employee must be able to lift 40 occasionally.
• Requires prolonged sitting with 15% of the time spent bending and reaching.
• Must have manual desterity sufficient to operate keyboard and calculator.
• Noise levels are consistent with a standard office environment.
