Development Accountant

POSITION SUMMARY

The Development Accountant is responsible for the day-to-day financial management of Caliber Communities' active land development and homebuilding projects. This role owns job costing, budget-to-actual tracking, draw preparation, and monthly reconciliations, giving the development, construction, and executive teams accurate and timely financial visibility into every community in the pipeline. Success in this role means no project's financial picture is ever a surprise. Caliber is a close-knit, entrepreneurial team – we move quickly, share the load, and figure things out together, so this role suits someone who is happy to learn on the fly and step in where they're needed.

KEY RESPONSIBILITIES

• 
  Job Costing & Budgeting — Set up and maintain job cost budgets in the accounting/ERP system for each active land development and community project, and code invoices to the correct budget line items.
• 
  Project Draws — Prepare and submit monthly draw requests to lenders and equity partners; reconcile draw schedules against approved budgets and actual spend.
• 
  Variance Management — Track budget-to-actual variances by project, flag overruns early, explain what is driving them, and partner with development and project managers to keep reforecasts current.
• 
  AP & Vendor Coordination — Review and code development-related invoices, confirm required documentation is collected before payment, and collaborate internally and externally, as needed.
• 
  Reporting — Prepare monthly and quarterly project financial packages on a consistent post-close timeline, including cash flow summaries and support for joint-venture partner and investor reporting and loan covenants.
• 
  Reconciliations — Reconcile job cost reports to draw requests to ensure the accuracy and completeness of project financial records each month.
• 
  Audit & Close — Support month-end and year-end close, and respond to lender, investor, and internal or external audit requests.
• 
  Process Improvement — Identify and implement improvements to job cost reporting, draw preparation, and reconciliation processes.

QUALIFICATIONS & EXPERIENCE

• 
  Bachelor's degree in Accounting, Finance, or a related field.
• 
  3+ years of accounting experience, ideally in real estate development, homebuilding, or construction; job cost accounting experience strongly preferred.
• 
  Working knowledge of GAAP, including real estate and construction capitalization principles.
• 
  Proficiency with a job cost or ERP system – Yardi, Sage Intacct, Procore, Premier, or JD Edwards are all familiar to us, and comparable systems count – plus strong Excel skills.
• 
  CPA license or active progress toward CPA is a plus, not required.
• 
  Strong organizational skills and attention to detail, with the ability to manage multiple projects and deadlines at once.
• 
  Clear, proactive communicator comfortable working across development, construction, and finance teams.
• 
  Comfortable in a highly collaborative, entrepreneurial environment – willing to learn new systems and processes on the fly, and to support teammates outside a strict job description as priorities shift.
