The Director of Property Management provides strategic and operational leadership for Calspan's real estate portfolio, facilities, and infrastructure assets.

Responsibilities

This role is responsible for maximizing property value, asset utilization, operational reliability, safety, and cost efficiency across multiple locations. The Director leads facility maintenance and property management teams, oversees capital planning and investment strategies, manages maintenance programs and budgets, and develops long-term property improvement plans that align with business objectives. This position drives standardized operating practices, supports tenant and space utilization strategies, advances energy conservation initiatives, and ensures facilities are maintained to the highest standards of performance, safety, and operational excellence while supporting the organization's growth and long-term asset management goals.

• Lead in alignment with Company Values by fostering a respectful, inclusive, and healthy work culture. Oversee administrative responsibilities and remain fully accountable for the effective performance and outcomes of department functions.
• Maintain the Computerized Maintenance Management System and standardized operating procedure manuals for each facility/property. Coordinate and assign work orders across facility maintenance teams at multiple locations, ensuring accountability for timely completion.
• Develop and execute strategic plans for vacant facility space by aligning market positioning, tenant requirements, asset utilization, and long-term portfolio objectives to improve lease-ability and maximize property value.
• Lead strategic capital budget planning by evaluating priorities, strengthening forecasts, managing expenditures, and aligning investments with operational reliability, property performance, and long-term business objectives.
• Oversee preventative maintenance activities to confirm facility equipment is maintained properly, consistently, and in accordance with established standards.
• Develop, implement, and maintain property condition reports, including multi-year capital improvement plans for all properties. Define and update scopes of work for annual service contracts, maintenance initiatives, and capital projects, while providing oversight from planning through successful completion.
• Monitor departmental budgets, initiate purchase requests, and provide informed budget input to address unplanned costs, optimize funding allocations, control expenditures, and support the annual budget planning process.
• Partner with subject matter experts to evaluate and implement energy conservation programs, technologies, and incentive opportunities. Recommend operating methods, equipment improvements, and project strategies that enhance cost efficiency, service quality, safety, and long-term facility performance, including input on new construction initiatives.

Qualifications

Qualifications:

• Bachelor’s degree required; master’s degree preferred in Facilities Management, Construction Management, Architecture, Engineering, or a related discipline.
• Minimum of 10-15 years of progressively responsible experience in facilities management, property management, construction management, or a related field; an equivalent combination of education and relevant experience may be considered.
• Professional licensure or certification in architecture, engineering, facilities management, construction management, or a related discipline is preferred.
• Demonstrated ability to manage multiple priorities, projects, and deadlines in a fast-paced facilities and property management environment.
• Proven ability to lead, supervise, and coordinate construction and maintenance trade teams across multiple facilities or project sites.
• Strong customer service, interpersonal, and communication skills, with the ability to collaborate effectively with internal teams, tenants, vendors, contractors, and other stakeholders.
• Proficiency with Microsoft Office applications, including Word, Excel, Outlook, and PowerPoint, to support reporting, budgeting, documentation, and communication.
• Working knowledge of design and planning software such as AutoCAD, Photoshop, and SketchUp is preferred.

The salary range provided is a general guideline. Actual pay will depend on several factors, including, but not limited to, education, experience, training, and other applicable qualifications. Calspan is committed to pay transparency in compliance with applicable state and local laws.
