Job Summary

The incumbent in the Leasing Manager role at GMG is responsible for overseeing leasing activities across corporate properties, ensuring optimal occupancy, and enhancing revenue through strategic tenant management. The Leasing Manager will work closely with senior leadership to execute leasing strategies that align with GMG’s goals. This role involves direct collaboration with various departments to attract and retain quality tenants, ensuring compliance, and building a cohesive tenant community within GMG properties.

Accountabilities

Core Responsibilities:

• Leasing Strategy & Execution:

o Develop and execute leasing plans aligned with company goals.

o Identify and secure new store locations across high-traffic malls, street fronts, and shopping destinations in GCC / MENA region.

o Conduct market research and competitor analysis to assess location potential and brand fit and adjust leasing plans accordingly.

• Tenant Acquisition & Relations:

o Generate leads and conduct property tours for prospective tenants.

o Negotiate lease agreements in compliance with company policies and market standards.

o Foster positive tenant relationships and address inquiries to ensure a supportive leasing environment.

• Lease Negotiation & Compliance:

o Lead negotiations for new leases, renewals, amendments, and terminations to ensure favorable terms.

o Ensure all leasing activities comply with legal and regulatory requirements.

o Maintain a strong lease tracker with critical dates (expiries, renewals, rent reviews).

• Financial & Reporting Responsibilities:

o Coordinate with the finance department to ensure timely rental payments.

o Prepare and present leasing updates, pipeline reports, and performance metrics to senior management.

• Landlord & Stakeholder Relations

o Build and maintain long-term relationships with key mall developers, landlords, and property managers in the region.

o Represent the company in leasing meetings, property tours, and project discussions with developers.

• Cross-functional Coordination

o Work closely with finance, legal, store development, and operations teams to ensure smooth project handovers.

o Provide location input during site selection, design review, and store approval processes.

Job Requirements

The incumbent should demonstrate a thorough understanding of the leasing process, including market analysis, lease negotiation, and tenant relationship management. Proficiency in leasing software and data management tools is essential for maintaining accurate records and generating insights. The Leasing Manager should also possess strong knowledge of property compliance requirements, adeptly ensuring that all leasing activities adhere to regulatory standards. Analytical skills are critical for assessing market conditions and adapting leasing strategies accordingly. Effective communication and negotiation skills are necessary to engage potential tenants and build lasting tenant relationships, enhancing GMG’s leasing performance.
