Job Summary:
We are seeking a skilled and reliable Maintenance Technician to join our team at Midpoint on Wilshire. As a Maintenance Technician, you will be responsible for the upkeep and maintenance of our properties, ensuring they meet the highest standards of safety, appearance, and functionality. As a Maintenance Technician, you will perform general repairs and preventative maintenance at the properties. This position will report to the Maintenance Supervisor.
Responsibilities and Duties:
- Performs general plumbing, electrical, heating, ventilation and air conditioning (HVAC) repairs to the facility’s equipment and systems.
- Inspects equipment and systems to identify problems or issues.
- Conducts quarterly preventive maintenance to ensure that plumbing, electrical, and HVAC systems continue operating properly.
- Handle service requests from tenants and ensure timely completion of repairs and maintenance tasks. Maintain a professional and courteous manner when interacting with tenants.
- Performs general safety repairs onsite to protect property and residents.
- Works to refurbish residences prior to occupancy.
- On call for emergencies.
Required Skills/Abilities:
- Must possess excellent communication skills in English and Spanish, and be able to understand and make oneself understood to all Spanish- and English-speaking individuals.
- Thorough knowledge of general plumbing, electrical and HVAC repair.
- Ability to provide and use hand tools and power tools.
- Excellent time management and organizational skills.
- Strong analytical, problem-solving skills and able to follow instructions.
- Must be able to communicate effectively with tenants, contractors, and team members in English.
- Ability to work independently and collaboratively as part of a team. Willingness to assist colleagues and contribute to the overall success of Winfield Property Management.
Education and Experience:
- High school diploma or equivalent preferred.
- Previous experience preferred.
- Pool certification, EPA certification, HVAC certification, Fair Housing Training preferred.
Physical Requirements:
- Prolonged periods walking and standing
- Must be physically able to climb ladders, bend and crawl into awkward spaces.
- Must be physically able to operate power equipment.
- Must be able to lift up to 50-100 pounds at a time.
- Must be able to work in a variety of weather conditions.
