Job Overview

The Manager, Site Selection & Land Acquisition owns the front door for CleanSpark's inbound land and power opportunities. This role manages the intake and qualification of inbound site, land, and power leads from brokers, landowners, developers, utilities, and economic development organizations; directs land, power, utility, and ownership feasibility research; and manages the team's opportunity pipeline.

The Manager develops raw leads from “zero to 100” advancing unqualified inbound interest into structured, diligence-ready opportunities , and presents qualified deals to Corporate Development leadership for negotiation. This role manages two Development Associates and builds the playbooks, processes, and reporting that make origination repeatable and scalable. Success in this role requires disciplined qualification, sound commercial judgment, and the ability to manage a high volume of concurrent opportunities in a fast-paced environment.

Serve as the primary intake point for inbound site, land, and power opportunities; own triage, response, and qualification against CleanSpark's technical, commercial, and timeline criteria.

Direct land, power, utility, and ownership feasibility research, including title and ownership, zoning and entitlements, utility service territory and capacity, interconnection pathways, water, fiber, and environmental considerations.

Build and manage the opportunity pipeline; maintain CRM discipline and report pipeline health, conversion, and megawatts under evaluation to leadership.

Develop raw leads from zero to 100, structuring and packaging opportunities into diligence-ready deals.

Present qualified opportunities to Corporate Development leadership for negotiation; support letters of intent, options, purchase agreements, and related documentation.

Manage, mentor, and develop two Development Associates, setting priorities, reviewing work product, and building repeatable qualification playbooks.

Cultivate relationships with brokers, landowners, developers, utilities, municipalities, and economic development organizations to strengthen inbound deal flow.

Partner with Engineering, Development, Construction, Finance, and Legal to transition qualified opportunities into the development pipeline.

This role requires professionalism, executive presence, sound commercial judgment, and the ability to effectively lead people and priorities across a collaborative, fast-paced organization.

Bachelor's degree in Business, Real Estate, Engineering, Urban Planning, Geography, or a related field preferred. Equivalent combinations of education, professional experience, industry training, and/or a current real estate license will also be considered.

Five to eight or more years of experience in land acquisition, site selection, commercial real estate, energy origination, or data center or industrial development.

Demonstrated track record qualifying, structuring, and advancing land and power transactions.

Working knowledge of utility service, interconnection, zoning and entitlement, and title and ownership concepts.

Experience building and managing deal pipelines and CRM systems.

Strong analytical, organizational, negotiation, and communication skills.

Willingness to travel throughout the United States.

Experience supporting hyperscale, data center, or large-load industrial siting.

Direct people-management or team leadership experience.

Experience with GIS, CRM platforms, mapping software, or project tracking systems.
