About this role

  • Oversee the day-to-day operations and maintenance of assigned properties (inclusive of planning, scheduling and monitor routine maintenance works and processing work requisition).
  • Coordinate with vendors and contractors to ensure that facilities are well-maintained and comply with safety and authority requirements, where applicable.
  • Support leasing team in viewings, handing/taking over of spaces, valuation and arrear management.
  • Address tenant inquiries, concerns, and issues in a timely and effective manner, while ensuring positive tenant relationships and high tenant satisfaction.
  • Budget management through active monitoring of Operating Expenses and Capital expenses (inclusive of sourcing, evaluating and recommendation for quotations).
  • Monitor financial performance and implement cost-effective measures to enhance property profitability.
  • Prepare regular reports on property performance, financial metrics, compliance and incident reports where necessary.
  • Ensure compliance with authority requirements related to industrial properties (coordinating with relevant authorities on renewal of facility operational licenses or technical matter).
  • Support AEI, R&R or other projects driven by the HQ where necessary.
  • Conduct routine check on premise security, supervise the operation of the FCC and oversee the maintenance of the fire safety system in the premises and assist in the regular FSM routine inspection and assist to conduct periodic fire drill exercise(s) deemed in mandatory requirement.
  • Responsible for the alerting of the facility team of any unusual occurrence and or damage that have taken place or that may occur. Check on illegal tapping of water and electricity supply, report on any unusual activities taking place in the premises, facilitate on annual power shutdown maintenance works and take and record utilities meter readings such as electricity, water as required by Property Manager.
  • Be on standby and attend for any operations emergencies and prepare for any VIP visit as requested by Landlord/tenants.

Requirements

  • Minimum 2-3 years’ experience in property or facilities management, with a focus on industrial properties.
  • Knowledge of industrial property operations, maintenance, and leasing practices.
  • Familiarity with regulations, and safety standards for industrial properties.
  • Excellent communication and interpersonal skills for tenant relations and negotiations.
  • Financial Management skills including budgeting and forecasting will be an advantage
  • Problem-solving skills with the ability to address issues promptly and effectively.
  • Proficiency in property management software and Microsoft Office Suite.
  • Detail-oriented with strong organizational and multitasking abilities.
  • Relevant professional certifications (e.g., Fire Safety Manager, Water Efficient Manager, Green Mark Facility Manager) are a plus.
  • Able to work in a fast-paced dynamic environment to meet tight deadlines
  • Team player, self-driven and able to work independently under pressure and within tight deadlines.
