The Role

We are seeking a proactive and customer-focused Property Manager to join our Hawke’s Bay team. This role is responsible for managing a residential property portfolio, delivering outstanding service to both landlords and tenants, and ensuring all properties are maintained to a high standard.

You will be a strong communicator, highly organised, and confident in handling end-to-end property management responsibilities.

Key Responsibilities

• Manage a portfolio of residential rental properties

• Build and maintain strong relationships with landlords and tenants

• Coordinate property advertising, viewings, tenant selection, and lease agreements

• Conduct routine inspections, entry and exit condition reports

• Manage maintenance requests and liaise with contractors

• Ensure compliance with the Residential Tenancies Act and Healthy Homes Standards

• Handle rental arrears, bond processes, and tenancy disputes where required

• Provide market insights and rental appraisals to landlords

• Maintain accurate records and reporting within property management systems

• Deliver a high level of customer service aligned with the Bayleys brand

Skills & Experience

• Previous experience in property management or real estate

• Current NZ Certificate in Residential Property Management (Level 4) would be advantageous

• Strong knowledge of NZ tenancy legislation (or ability to quickly upskill)

• Excellent communication and relationship-building skills

• Highly organised with strong attention to detail

• Ability to manage competing priorities and work autonomously

• Strong problem-solving and conflict resolution skills

• Proficient in property management systems and Microsoft Office

• Full, clean NZ driver licence
