The Facilities Management function ensures that buildings, technical systems, infrastructure, and operational environments are maintained safely, efficiently, sustainably, and in alignment with Ikano Retail operational standards and business objectives. The function supports operational continuity, maintenance planning, compliance, technical reliability, and customer experience through effective operational execution and technical support.

The Technician supports the effective delivery of daily maintenance and building operations within the Shopping Centre. The role contributes to maintaining safe, functional, and reliable facilities through preventive and corrective maintenance, equipment servicing, inspections, troubleshooting, and operational support activities to ensure operational continuity and a positive environment for customers, tenants, co-workers, and stakeholders.

Your assignment

Daily Operations & Maintenance

• Perform servicing, repair, and maintenance of all mechanical, electrical, plumbing (MEP) systems and building infrastructure.
• Conduct routine inspections and operational checks on ACMV systems, lighting systems, electrical panels, plumbing systems, LPG systems, water systems, building structures, façades, and aesthetic components.
• Take utility meter readings including electricity, Gas and water consumption and record operational data for reporting purposes.
• Support smooth operation and maintenance of building facilities, technical systems, and operational assets.
• Assist in maintaining operational areas, technical rooms, and facilities infrastructure in safe and functional condition.

Preventive Maintenance & Troubleshooting

• Execute preventive maintenance activities according to approved schedules and CMMS requirements including Urbanise systems.
• Maintain operating logs, maintenance checklists, equipment records, and technical documentation accurately.
• Troubleshoot technical systems including Fire Protection Systems, ELV Systems, PA Systems, CCTV, Intrusion Alarm Systems, UPS Systems, and Public Display Panels.
• Escalate abnormalities, technical faults, operational risks, and unresolved maintenance issues to the Technician Team Lead or Facilities Management team.
• Support emergency response activities and after-hours operational breakdown support where required.
• Support corrective maintenance works, technical troubleshooting, and operational recovery activities to minimise operational disruptions.

Safety & Compliance

• Support Safety & Security operations by maintaining building safety equipment in accordance with SecCheck standards and operational requirements.
• Ensure all operational and maintenance activities are carried out safely and with minimal disruption to customers, tenants, co-workers, and operations.
• Follow Permit to Work (PTW) procedures, operational guidelines, and safety requirements during maintenance and contractor activities.
• Support internal audits, operational inspections, authority visits, and compliance reviews where required.
• Ensure operational tasks comply with statutory requirements, operational standards, SOPs, and governance expectations.

Contractor Support & Coordination

• Assist in monitoring contractors and service providers during scheduled maintenance and ad-hoc operational works.
• Check quality, completion status, and workmanship of vendor activities and report deficiencies or operational concerns where required.
• Coordinate with other departments during operational activities, repairs, events, and tenant support works.
• Support contractor operational coordination and ensure work activities comply with operational and safety requirements.

General Support

• Assist in updating equipment inventories, PM checklists, maintenance documentation, and technical drawing records.
• Support operational improvements, maintenance activities, and operational assignments as directed by the Technician Team Lead or Facilities Management team.
• Perform ad-hoc operational duties, technical support tasks, and maintenance assignments required by the business.

 

Qualifications

• Certificate in Electrical, Mechanical, Building Technology, or equivalent technical trade qualification.
• Relevant trade certification such as Wireman or certification in Low Voltage Systems such as A0, A1, and A4  is preferred.
• Minimum 3 years of hands-on experience in building maintenance, Facilities Management, or technical operations environments.
• Good understanding of M&E systems, architectural drawings, plumbing systems, and technical infrastructure.
• Familiar with CMMS systems, operational reporting, and maintenance documentation practices.
• Basic reporting capability and ability to document completed works and operational updates clearly.
• Experience in retail property management or facilities operations environments is preferred.
• Good understanding of operational safety requirements, PTW procedures, and maintenance practices.
• Proficient in Bahasa Malaysia and English both written and spoken.
