This role sits within the Tokyo Asset Management team and offers hands-on exposure across office, logistics, and living assets, including live refinancing and disposition work

Responsibilities

As an Associate – Asset Management, you will own day-to-day asset management for an assigned group of assets in Hines' Japan portfolio, working under the guidance of senior Asset Management leadership. Responsibilities include, but not limited to:

  • Monitor asset performance against the Business Plan, underwriting, and budget, including occupancy, leasing, and key variances.

  • Oversee third-party AMC and PM execution and serve as the primary AM contact for routine asset-level matters.

  • Prepare recurring deliverables, including monthly and quarterly reporting, budgets, forecasts, and investor reporting inputs.

  • Maintain asset-level financial models and analyze cash flows, IRR, NAV, leasing scenarios, and capex.

  • Run regular asset and governance meetings with AMC, Finance, PM, and Leasing.

  • Senior AMs on refinancings, dispositions, major lease negotiations, and repositioning.

  • Communications with lenders, JV partners, and external consultants.

Qualifications

Minimum Requirements include:

  • Bachelor’s degree from an accredited institution required.

  • 5+ years' experience in real estate asset management, investment management, or real estate finance/advisory.
  • Native-level Japanese; business-level English required.

  • Strong financial and analytical skills, including Excel-based financial modeling.

  • Proactive team player with a strong sense of ownership.

  • Strong communication and organizational skills, with the ability to manage multiple stakeholders and deadlines.
