About the Role
KPM Properties is seeking an experienced Lead Maintenance Technician to oversee the day-to-day maintenance operations at our Nashville community. This is a hands-on leadership role for a skilled tradesperson who takes pride in keeping a property running smoothly, safely, and looking its best. Strong HVAC/AC experience is required — you'll be our go-to for keeping residents comfortable through Tennessee summers.

What You'll Do
- Lead and coordinate the daily maintenance activities of the property and maintenance team
- Diagnose, repair, and maintain HVAC/AC systems, including troubleshooting, recharging, and component replacement
- Handle plumbing, electrical, appliance, carpentry, and general repairs
- Complete apartment turns and make-readies to prepare units for new residents
- Respond promptly to resident work orders and ensure timely, quality completion
- Perform routine preventive maintenance and seasonal inspections
- Maintain the grounds, common areas, and overall curb appeal of the community
- Participate in an on-call/emergency rotation for after-hours issues
- Manage parts inventory, tools, and equipment; assist with vendor coordination
- Ensure all work meets safety standards and complies with company and code requirements
What You Bring
- 3+ years of hands-on maintenance experience (multifamily/apartment experience strongly preferred)
- Proven HVAC/AC repair and troubleshooting experience — required
- EPA Section 608 Certification (Type II or Universal) — required for AC work
- Working knowledge of plumbing, electrical, appliance repair, and general carpentry
- Prior lead or supervisory experience preferred
- Ability to prioritize and manage multiple work orders in a fast-paced environment
- Valid driver's license and reliable transportation
- Ability to lift up to 50 lbs, climb ladders, and perform physical tasks in varied conditions
- Availability for on-call/emergency rotation, including some evenings and weekends
- Strong communication skills and a resident-first attitude
Nice to Have
- CPO (Certified Pool Operator) certification
- CFC certification
- Experience with property management software (e.g., work-order/CRM systems)
- Bilingual (English/Spanish) a plus
